Salt air is hard on electrical gear, and a holiday home that sits empty for weeks at a time can hide a fault until the worst possible moment. A bit of attention now, before the season starts, saves a lot of frustration later. Here is what we recommend checking around Surf Coast and Bellarine properties before the holidays arrive.
Look for salt air corrosion on outdoor fittings
Anyone who owns property near the coast knows what salt air does to metal, and electrical fittings are no exception. Walk around the outside of the house and look at your external power points, light fittings and the switchboard enclosure. Warning signs include rust staining, white or green build-up around fittings, brittle or cracked covers, and weatherproof lids that no longer close properly. A corroded fitting lets moisture in, and moisture and electricity are a bad combination.
Do not open the switchboard or pull fittings apart yourself. If you spot corrosion, have a licensed electrician inspect it and replace any damaged gear with fittings suited to coastal conditions.
Test your safety switches before the house fills up
Safety switches cut the power in a fraction of a second when something goes wrong, but only if they actually work. Testing them is simple and safe to do yourself. Press the test button on each safety switch, confirm the power cuts out, then reset it and check everything comes back on.
If a safety switch does not trip when tested, or trips and refuses to reset, stop there and call a licensed electrician. That is the extent of the do-it-yourself work. Anything beyond the test button is a job for a professional.
Get outdoor lighting and entertaining areas sorted early
Long evenings on the deck are half the point of a coastal summer. Check that your outdoor lights all work, replace blown globes, and think about whether the entertaining area has enough light and power for the way you actually use it. Sensor lights along paths and steps are worth considering, especially at a holiday home where guests are finding their way around an unfamiliar property in the dark.
If you need extra outdoor power points, they must be properly weatherproof and installed by a licensed electrician. It is a quick job when it is planned, and a headache when it is left until Christmas week.
Ceiling fans and air conditioning before the heat
Cooling systems fail on the first hot weekend because that is when they get their first real workout in months. Run your ceiling fans now and watch for wobble, noise or a slow start, which can point to a tired motor or loose mounting. For split system air conditioners, clean the filters yourself, but leave any electrical work to a licensed tradesperson. If you are thinking about adding air conditioning or new fans, booking the work before summer beats competing with everyone else in January.
Check smoke alarms, especially in holiday rentals
Working smoke alarms matter even more in a holiday rental, where guests do not know the layout of the house. Test each alarm, replace batteries where needed, and check the expiry date printed on the unit, because smoke alarms do not last forever.
